The Appraisal Buzz recently had a chance to speak with Creighton Angst, Sr Valuation Manager, QA about her position with Urban Lending Solutions Appraisals, her past experience in the appraisal industry, and what the future holds for ULSA and the industry as a whole.
Buzz: We hear ULSA is actively recruiting a senior valuation manager of operations. What inspired you to take the position of senior valuation manager of compliance at ULSA?
Creighton: Before joining ULSA, I worked for the Colorado Board of Real Estate Appraisers as the lead appraiser investigator for three years. In that time, I gained a lot of valuable expertise and wanted to use that knowledge in a positive way in the private sector. I really love the regulatory world and knew it would be rewarding to serve in that capacity. The compliance position was a great fit!
Buzz: What is your professional background?
Creighton: I am a certified residential appraiser. I started appraising in 2003 and was a fee appraiser for five years. When the market slowed, I went to work for the Denver Assessor, where I gained experience in mass appraisal and regression analysis.
Buzz: What has surprised you about working for ULSA?
Creighton: I was surprised at how many appraisers we have on staff. ULSA's reviewers and much of our management team are appraisers. And these people aren't just appraisers; they are great appraisers with a ton of experience and a large knowledge base. It's really fun to work with like-minded folks and to have such a great group to share ideas. But it's not just the appraisers on staff - everyone at ULSA genuinely cares about their job and is well versed in the appraisal industry.
Buzz: What is the biggest challenge facing AMCs?
Creighton: I think the biggest challenge facing AMCs is helping appraisers, regulators, and consumers understand what they do. As an appraiser and former regulator, I can say first-hand that AMCs are misunderstood. Sure, there are some not so good ones out there but there are also some great AMCs who provide a valuable service to appraisers, lenders, and consumers.
Buzz: From your perspective, what are some of the benefits of working with an AMC like ULSA?
Creighton: By reviewing every completed appraisal report before it's delivered to the client, we really get to know the appraisers we work with; giving us the information we need to select the most qualified appraiser for every assignment. Not only do we help to provide high quality appraisals to our clients, but having another set of eyes on their work benefits appraisers too. And since many of us are appraisers, we are here to answer questions and help our panel work through difficult situations. By providing a separation between the appraiser and loan production staff, we can screen revision requests, saving the appraiser time and energy. When emotions run high we can help appraisers avoid complaints with state regulators by working with everyone involved to resolve the issue.
